Updated October 2026

Two attached South Dakota homes can look identical from the street yet require different mortgage reviews. One may be a fee-simple twin home on its own parcel; another may be a condominium unit with shared ownership of common elements. The listing’s architectural label does not determine the legal ownership or underwriting path.

Start with the deed and recorded documents

Ask the lender and title company to establish the ownership structure before you spend heavily on inspections. A townhome can be fee-simple or condominium ownership. A zero-lot-line placement describes a boundary relationship, not necessarily a condo regime.

StructureDocuments that deserve attention
Fee-simple twin homeDeed, survey, party-wall agreement
Fee-simple townhome with associationCovenants, dues, maintenance obligations
Condominium unitDeclaration, budget, insurance, project records
Zero-lot-line propertyAccess easements and boundary documentation

For party walls, identify responsibility for structural repairs, roofing, exterior finishes, and damage caused by the neighboring residence. Recorded access rights may be essential when maintaining a wall requires entering the adjoining lot.

Understand the separate project review

Condominium underwriting can examine the association’s finances, insurance, repairs, litigation, special assessments, and other project characteristics. A borrower’s strong credit does not cure a project-level problem. Depending on the loan, FHA condominium eligibility may involve project approval or an eligible single-unit approval path.

Fee-simple ownership may avoid condominium project review, but it does not eliminate title, property-condition, association, or insurance questions. Ask whether coverage is provided through an individual dwelling policy, a master policy, or both, and identify gaps and deductibles.

The 2026 baseline conforming limit is $832,750 in every South Dakota county, as reflected by FHFA Loan Limits. The FHA floor is $541,287; verify the applicable county and program details through HUD FHA Mortgage Limits. Loan size and project eligibility remain separate tests.

Compare ownership costs, not just dues

Enter principal, interest, taxes, insurance, association dues, and known assessments into the monthly payment calculator. A property without monthly dues still needs a maintenance reserve.

South Dakota’s transfer fee is $0.50 per $500, equivalent to 0.10%, and is paid by the seller by statute. Keep it distinct from buyer title, lender, and escrow charges when using the closing cost estimator.

Finally, confirm owner-occupied classification with the county. An attached exterior does not by itself establish eligibility or ineligibility for the state’s owner-occupied property-tax treatment.

Editorial Methodology & Primary Sources

Verification date: Not recorded; check the primary source and lender timestamp before relying on an estimate.

Rate comparisons use participating lender feeds, not a whole-market survey or guaranteed offers. Freddie Mac PMMS is a market benchmark, not a personalized quote. Calculator models rely on published regulatory formulas and disclosed assumptions rather than fabricated first-person loan testing.

Monthly principal and interest use the amortization formula P × r / (1 − (1 + r)−n), where r is the monthly note rate and n is the number of payments; at zero interest use P / n. PITI adds monthly property taxes and homeowners insurance; PMI is separate. APR includes applicable finance charges under Regulation Z and is not the note rate used for payments. Compare lender Loan Estimates for actual APR and fees.

The payment snapshot uses illustrative annual taxes of 1% of home price, $1,200 insurance and 0.5% PMI below 20% down, not verified local quotes. Other calculators disclose their inputs and assumptions. Published guidance and lender feeds may change independently; confirm current program rules, taxes and offers before a decision.
