Updated October 2026

A manufactured home resting on a permanent foundation is not automatically ready for a South Dakota real-estate mortgage. The lender must reconcile the home's ownership documents, land title, physical installation, and loan-program eligibility. A mismatch in any one of those areas can delay closing even when the home appears permanently attached.

Start with the title and land records

Collect the manufactured home's certificate of title, identifying numbers, available lien releases, and the land deed. For a multisection home, verify that documentation accounts for every section and that identifiers match the actual structure.

Ask the county Register of Deeds, county treasurer, title company, and lender which title-surrender, affidavit, recording, and tax-clearance steps apply. The South Dakota Department of Revenue is an official starting point for manufactured-home titling and property-tax information.

An affidavit alone should not be assumed to extinguish an existing personal-property lien or establish mortgage eligibility. The title company must determine how the home and land will be insured as real property and how outstanding interests will be resolved.

For a standard land-and-home mortgage, common ownership of the dwelling and land is a central issue. A rented lot presents a materially different financing scenario.

Physical eligibility remains a separate test

FHA and conventional manufactured-housing programs have requirements beyond legal conversion. Review:

A modular home is not automatically subject to the same rules as a HUD-code manufactured home. Identify the construction type before selecting a loan.

Use HUD for FHA program information. The 2026 FHA floor of $541,287 does not guarantee that a particular manufactured property qualifies.

Coordinate closing and future taxes

Order the lender's manufactured-home checklist early and make title conversion milestones part of the contract timeline. Budget for recording, title work, inspections, engineering, and any foundation repairs through the closing cost estimator.

If the property qualifies as an owner-occupied single-family residence, confirm the applicable classification and March 15 filing requirement with the County Director of Equalization. Do not assume conversion automatically establishes the reduction. Review the South Dakota arrears property-tax guide so title work, seller prorations, and future escrow funding remain separate parts of the closing plan.

Editorial Methodology & Primary Sources

Verification date: Not recorded; check the primary source and lender timestamp before relying on an estimate.

Rate comparisons use participating lender feeds, not a whole-market survey or guaranteed offers. Freddie Mac PMMS is a market benchmark, not a personalized quote. Calculator models rely on published regulatory formulas and disclosed assumptions rather than fabricated first-person loan testing.

Monthly principal and interest use the amortization formula P × r / (1 − (1 + r)−n), where r is the monthly note rate and n is the number of payments; at zero interest use P / n. PITI adds monthly property taxes and homeowners insurance; PMI is separate. APR includes applicable finance charges under Regulation Z and is not the note rate used for payments. Compare lender Loan Estimates for actual APR and fees.

The payment snapshot uses illustrative annual taxes of 1% of home price, $1,200 insurance and 0.5% PMI below 20% down, not verified local quotes. Other calculators disclose their inputs and assumptions. Published guidance and lender feeds may change independently; confirm current program rules, taxes and offers before a decision.
