Updated October 2026

Combining a mortgage credit certificate with down payment assistance starts with confirming that both options are currently available for the same loan. A South Dakota Housing program name does not establish that an MCC allocation is open or that a particular Fixed Rate Plus reservation permits stacking. Get those answers before comparing advertised benefits.

Separate cash assistance from tax savings

An MCC, when available and issued, provides a federal income tax credit calculated from eligible mortgage interest and the certificate’s credit rate. It is not cash delivered at closing. Federal tax liability, program restrictions, and applicable credit limits determine its usable value. South Dakota’s lack of a state personal income tax does not eliminate federal income taxes or create an additional state MCC benefit.

Fixed Rate Plus offers 3% or 5% assistance toward down payment and closing costs. Ask the participating lender for the current assistance calculation, repayment terms, lien structure, and associated first-mortgage rate. Do not assume the assistance is a grant or that the higher percentage produces the lowest lifetime cost.

South Dakota Housing is the starting point for current availability and participating lenders. Its First-Time Homebuyer Program and Repeat Homebuyer Program have different eligibility pathways; neither should be treated as automatic MCC eligibility.

Get a written stacking comparison

Request two Loan Estimates for the same property, loan amount, lock period, and closing date: one with the proposed assistance package and one without it.

QuestionWhy it matters
Is an MCC currently reservable?Prevents budgeting an unavailable benefit
Can this reservation combine both programs?Confirms actual stacking eligibility
What happens upon sale or refinance?Identifies assistance payoff and possible MCC consequences
Are HERO credits available?Separates education-related credits from mortgage assistance

Ask how Homeownership Education Resource Organization, or HERO, credits are earned and applied under current rules. Include certificate fees and any required education costs in the comparison.

Budget without double-counting

Use the closing cost estimator for upfront needs and the monthly payment calculator for recurring expenses. Keep any projected MCC savings separate from the contractual payment until eligibility and usable credit are established.

The Consumer Financial Protection Bureau explains Loan Estimate comparisons. Favor the package that preserves adequate reserves and has the strongest documented total cost, rather than simply adding assistance percentages to hypothetical tax savings.

Editorial Methodology & Primary Sources

Verification date: Not recorded; check the primary source and lender timestamp before relying on an estimate.

Rate comparisons use participating lender feeds, not a whole-market survey or guaranteed offers. Freddie Mac PMMS is a market benchmark, not a personalized quote. Calculator models rely on published regulatory formulas and disclosed assumptions rather than fabricated first-person loan testing.

Monthly principal and interest use the amortization formula P × r / (1 − (1 + r)−n), where r is the monthly note rate and n is the number of payments; at zero interest use P / n. PITI adds monthly property taxes and homeowners insurance; PMI is separate. APR includes applicable finance charges under Regulation Z and is not the note rate used for payments. Compare lender Loan Estimates for actual APR and fees.

The payment snapshot uses illustrative annual taxes of 1% of home price, $1,200 insurance and 0.5% PMI below 20% down, not verified local quotes. Other calculators disclose their inputs and assumptions. Published guidance and lender feeds may change independently; confirm current program rules, taxes and offers before a decision.
