South Dakota Real Estate Transfer Fee ($0.50 per $500) and Buyer Closing Cost Breakdown — Prairietally
Updated October 2026
South Dakota's real estate transfer fee is $0.50 per $500 of value, equivalent to 0.10%, and is paid by the seller by statute. That makes it different from the lender, title, and prepaid charges a buyer typically budgets for. A useful closing-cost estimate separates these categories instead of applying one unexplained percentage to the purchase price.
Calculate the transfer fee separately
For a transaction subject to the fee, the statutory calculation includes each $500 increment or fraction thereof. On a $350,000 sale, the fee is $350. On a $350,100 sale, rounding to the next $500 increment produces a $350.50 fee.
Some transfers qualify for exemptions, so the closing agent should determine the applicable treatment. The seller's statutory responsibility should not be confused with buyer recording charges or negotiated credits covering other expenses.
Check South Dakota Department of Revenue resources for transfer-fee information. Then use the closing cost estimator to organize the remaining transaction expenses.
Distinguish fees from prepaid ownership costs
| Cost category | What it generally covers |
|---|---|
| Lender charges | Origination, underwriting, and any selected discount points |
| Appraisal | The lender's required property valuation |
| Title and settlement | Title examination, closing services, and applicable policies |
| Recording | Recording the deed, mortgage, and related documents |
| Prepaid items | Daily interest and insurance paid before their normal billing cycle |
| Initial escrow | Funds held for future property-tax and insurance payments |
A lender's title insurance policy protects the lender's covered interest. An owner's policy protects the buyer against covered title risks under its terms. Ask for separate policy prices, available simultaneous-issue pricing, and a clear explanation of who pays each charge under the contract.
Earnest money already deposited generally appears as a credit toward the amount needed at closing. It is not an extra closing fee. Likewise, a seller concession reduces eligible buyer expenses but does not make those expenses disappear from the disclosure.
Check the final cash-to-close calculation
South Dakota taxes are paid in arrears in April and October, so prorations can materially change settlement figures. Review the tax proration guide before comparing the final amount with an early estimate.
Use the Consumer Financial Protection Bureau resources to compare your Loan Estimate and Closing Disclosure. Check the down payment, deposits, credits, lender fees, and escrow funding separately. Before wiring money, verify instructions by calling the title company at an independently confirmed number.

Rate comparisons use participating lender feeds, not a whole-market survey or guaranteed offers. Freddie Mac PMMS is a market benchmark, not a personalized quote. Calculator models rely on published regulatory formulas and disclosed assumptions rather than fabricated first-person loan testing.
Monthly principal and interest use the amortization formula P × r / (1 − (1 + r)−n), where r is the monthly note rate and n is the number of payments; at zero interest use P / n. PITI adds monthly property taxes and homeowners insurance; PMI is separate. APR includes applicable finance charges under Regulation Z and is not the note rate used for payments.
